Chapter 1

Zane Raven stood at the river's edge, weighing mud against ambition. The lot stretched wide where the current slowed, perfect for loading dock traffic and late-night noise that wouldn't bother anyone but fish. He'd walked this bank six times in three days, counting steps, measuring sight lines, imagining where the stage would sit. This was the place. Not the backup land with its view of warehouse walls. This. The tree made it impossible to walk away. Ancient and massive, its branches spread over half the lot, every limb coated in frost that never melted, not even in summer heat. The river caught the light and threw it back through those crystalline branches, scattering brightness across the water. People would come just to sit under it. They'd stay for the music and the fights, but they'd remember the tree. Then he saw the pole. Wooden, thicker than his arm, driven deep into the frozen ground twenty paces from the tree. Ice shards jutted from it at vicious angles, gleaming blue-white in the afternoon sun. Fresh ones, too—the edges were still sharp, not worn down by wind. Someone had been here recently. Someone who wanted visitors to understand the terms. The house sat back from the river, small and strange, its walls crusted with snow that seemed to hum when the wind shifted. Smoke rose from the chimney. Zane studied it, then looked back at the tree, at the perfect curve of the waterfront, at the space where his stage would go. An old woman emerged from the doorway, wrapped in furs, her face hidden. She pointed at him, then at the pole, then drew one finger across her throat. Zane held her stare for three heartbeats. Then he turned and walked upriver, counting his coin, calculating what it would cost to make someone dangerous decide to sell.

Zane spent two days working cargo runs, turning the problem over in his mind. The old woman had marked her territory clearly. Direct offers would get him nothing but threats. He needed leverage, something that would make her want to deal. On the third morning, a kid found him at the docks with a folded note. The message was carved into a thin stone tablet, numbers and a name etched deep into the surface. The stone was weathered, its edges worn smooth, but the carved words were sharp and deliberate. It listed his backup land deal in precise detail—the plot behind the star marker, the one with the view of nothing but warehouse walls. Below that, a single name: Corvin Marsh. The man who owed him the debt. The man whose signed deeds sat in Corvin's own lockbox at the shipping office, waiting to transfer the moment Zane called it in. The old woman knew everything. Zane traced the carved numbers with his thumb. She wasn't threatening him. She was showing him what she could take away if he pushed her. If he went after her land, she'd make sure Corvin heard about every detail of that night—the fight, the terms, the debt Zane collected instead of letting gratitude dissolve into air. She'd turn his backup plan into a public spectacle, make Corvin look weak, force him to refuse the deal just to save face. The backup land would vanish. He'd have nothing. He walked to the river's edge and stared at the frost-covered tree, at the perfect lot he couldn't have without losing the safety net that made taking risks possible. The old woman had given him a choice, not a threat. He could chase the dream location and gamble everything, or he could keep the backup and walk away. Zane folded the stone tablet into his coat. He knew which land mattered more. But now he also knew the cost of wanting it, and that changed what he'd have to be willing to lose.
